When people think about property viewings, it is very easy to assume the role of an estate agent is simply to unlock the door and let buyers look around.
It’s actually much more than that
A good viewing is about understanding both the property and the person walking through it. It is about knowing what makes a home special and helping the potential buyer see what life could be like in this property.
Every property has details that are not immediately obvious. It might be how the light moves through the house at different times of day, or how a space can be used to make day-to-day living that bit easier. These are not always obvious from a floor plan or a few photos online.
That is where a good agent makes all the difference.
Viewings are also about people. Every buyer is different, and what matters to one person may not matter to another. By understanding what someone is looking for, we can highlight the parts of a property that are most relevant to them.
And then there is the area itself. Not every buyer knows the town, so being able to share local knowledge, from the feel of the neighbourhood to the little things you only learn by living here, can really bring a viewing to life. This could involve knowledge of local schools, transport links and community events.
It is also a chance to answer questions properly. Buyers often have concerns or uncertainties, and being able to respond clearly and confidently can make a real difference to how they feel about a property.
Put simply, no two viewings of the same property are the same!
A well-conducted viewing can build confidence, create interest and, in many cases, help a buyer see the potential in a home they may not have fully appreciated at first glance.
It is very rarely just about opening the door.
It is about telling the story of a home and helping the right person see themselves living there.
