Introducing The RWW Property Show

We’re delighted to launch our brand new podcast, The RWW Property Show. Episode one brings together John Sanderson (Branch Partner), Lewis Woodcock (Senior Negotiator) and Danny Power (Head Valuer) from our Bexhill office for an honest, unvarnished look at the local property market.

Here are some of the highlights from the conversation.

A very different market from 2022

The team opens by comparing today’s market with the peak in 2022. Back then, Bexhill typically had around 500 to 600 properties on the market at any one time. Today, that number is well over 1,000.

The market has flipped from a strong seller’s market three years ago to very much a buyer’s market today. Buyers have plenty of choice, which means sellers need their property to genuinely stand out.

Marketing is doing more heavy lifting than ever

Danny sums it up neatly. With so much choice, how your property is presented online does much of the work.

Our recently introduced Drift 360 combines professional photography with a full 360 virtual tour, so buyers can walk through a property from the comfort of their sofa. As Danny puts it, if a buyer books a viewing, they’re already halfway to buying because they’ve mentally viewed it online first.

Photography matters (and multi-agency usually doesn’t)

John draws a nice analogy. BMW spends millions photographing a single car because they know perception is everything. It’s the same with property. Beautiful photos draw people in. A hurried phone snap with the toilet seat up? Not so much.

The team also touch on multi-agency arrangements. Being listed with two or three agents at once rarely helps; John explains that this can often signal that the property was overvalued at the start. And buyers can be understandably wary of homes that have been on for months across several agents.

Why sellers keep choosing RWW

Danny walks through some of the reasons sellers instruct us over other agents. Seven offices across 1066 Country, offering coverage no other independent local agent can match. Get the basics right

The message running through the whole episode is simple. Get the basics right and the market will look after you. Price it correctly. Market it beautifully. Respond to enquiries and viewing feedback quickly.
