We are members of The Property Ombudsman to ensure that our staff are fully up to date with current legislation governing the letting of property.
Karen Lingham (Division Manager) and Josie Hirsch head up the Property Management Department, with back up from Ashley Jamieson. We will offer a full comprehensive market appraisal, free of charge, and advice on presenting your property to achieve a successful let. We can offer guidance if you are an overseas landlord, and have extensive experience in this field.
Our database of registered applicants and our presence on Rightmove, Prime Location and FindaProperty, not to mention our own website and sales offices, gives access to a huge number of potential tenants.
Once we find an applicant for your property, they will be comprehensively referenced, ensuring that your tenant will be financially secure and have a past history of being a good tenant. We are also able to provide a service for you to acquire Rental Guarantee and Legal Expenses insurance, should the uncertain economic climate cause unforeseen problems in the future.
We offer a comprehensive management service to our Landlords at a very competitive rate which is transparent and has no hidden extras. Knowing this gives you a further peace of mind. Our staff have built up a wide range of contractors who can attend your property to assess and sort out any problems quickly and easily. Whatever the problem, we will always contact you to discuss the best way forward.
If you decide to opt for the Full Management package, we will lodge your deposit on your behalf (we use the Deposit Protection Scheme), we will perform an initial 3 month inspection, followed by rolling 6 monthly inspections which will be reported back to you and kept on record. We will collect your rent, and the day we receive it is the day it is processed to be passed on to you, we do not hold on to YOUR money! We provide 24 hour telephone access to your tenants, should problems arise at the property. We will carry out the Move out inspection at the end of the tenancy and advise you on the deposit returns.
