Why it pays to get an estate agent who has experience in property photography

If you are thinking of putting your home on the market, then you might be wondering why some estate agents seem to be more experienced in photographing properties than others and if it is worth going with one who is. The short answer is yes, it is worth using an estate agent who has experience.

Why is experience important?

The photographs of your home are the first thing that potential buyers will see, and as we mentioned in our last blog post, first impressions really do count. If they don’t like the way your home looks in the photos, it often won’t matter if the rooms are a good size and the location is what they are looking for, the cold hard truth is that they will probably be put off. And if they are not sure about your home on paper then they probably won’t want to spend valuable time visiting your property in person, meaning you could lose a potential purchaser.
A good estate agent who has experience of photographing properties will not only be able to take photographs that show off your property to its best advantage, they will also know what to avoid. Potential buyers generally want to see photographs of the rooms that are most expensive to redo, the bathroom and the kitchen. Your estate agent will know this and work with you to take the best photographs possible. A kitchen or bathroom that looks good can make a sale, just a bad one will break a sale before it has even got a chance to get off the ground.

Achieving a sale

In a competitive market it is understandable that people want to achieve the best price for their property; after all, if they are looking to buy a bigger property then they will need a good sale price to help them achieve this, likewise if they are downsizing they will probably want the money to help them in retirement.
With this in mind, it really is worth doing as much as you can to make your home as saleable as possible. If this means altering the layout of a room to give the feeling of more space, decluttering your home to make it more appealing to potential buyers or choosing an estate agent with property photography experience, it will most likely reward you with a good sale price.
