Being a landlord can be stress free if you have you have the right agent looking after your property for you. Our most popular package is also the most comprehensive, our full management service.

Full Management

Detailed valuation and legislation updates.
Access to tradesman to organise any initial safety certificates or checks before move in. **
Initial marketing, referencing, legal checks and move in paperwork.
Lodging of the deposit with a registered deposit company.
Monthly rent collection and email statements along with any rent chasing.
Regular inspections throughout the tenancy at month three and then every six months thereafter. A report with photographs will be provided each time.
All communication with the tenants including a 24 hour emergency phone.
Obtaining maintenance quotes, instruction of works and payment from funds on account were possible. **
Detailed move out inspection and report with detailed photographs. Multiple quotes as required for any deposit dispute. Negotiation and action of the deposit.

We have many landlords that have either refurbished the property themselves, are a tradesman or perhaps have easy access to tradesman that would prefer to deal with any maintenance themselves. If this is the case then perhaps our part management package would be better for you?

Lodging of the deposit with a registered deposit company.
Monthly rent collection and email statements along with any rent chasing.
Regular inspections throughout the tenancy every six months. A report with photographs will be provided each time.
Obtaining maintenance quotes (if required), instruction of works and payment from funds on account were possible. **
Detailed move out inspection and report with detailed photographs. Multiple quotes as required for any deposit dispute. Negotiation and action of the deposit return.
The cost for this is an additional one of fee of 75% of the monthly rent at the start of a new tenancy along with a monthly full management fee of 9% of the monthly rent (including vat).

Instructing a managing agent to look after your property ensures that you are up to date with current legislation and that you have unlimited access to advice and information as required. Should you prefer to manage the property yourself we also offer a tenant find only package.

Tenant Find Only

Access to tradesman to organise any initial safety certificates or checks before move in. **
Initial marketing, referencing, legal checks and move in paperwork.
Collection of the first months rent and deposit funds.
We will send off a standing order mandate to the tenant’s bank to arrange rent to be paid directly to you.
Exchange of the tenants full details for your records.
We will pass you the deposit to lodge with a registered deposit company.
The cost for this is 120% of the initial rent.
